That is our favorite question! We are available to you WHENEVER you need us, and we mean that. From early morning calls to those after midnight, we'll be there. Real life doesn't follow your 9-5 so we don't either!

What's the difference between Pre-Qualification and Pre-Approval?

Pre-Qualification: You have spoken with a Lender to discuss credit, income, assets and debt.

Pre-Approval: You have not only spoken with a Lender but have also sent them your income and asset documents for review and your credit has been pulled.

A pre-approval is ideal since it shows you and your realtor your maximum purchase power to start shopping. When you are ready to submit an offer on a home,  we generate your Pre-Approval letter to support your offer details (and show off your credibility) for your realtor to submit alongside your official offer.

How much do I need for a down payment?

It depends on the loan program. Conventional loans can start as low as 3%, FHA requires 3.5%, and VA loans offer 0% down for eligible borrowers.

What’s the difference between a Conventional, FHA, and VA loan?

• Conventional: Great for buyers with strong credit, as little as 3% down.
 • FHA: Easier credit requirements, 3.5% minimum down.
 • VA: For veterans and service members, no minimum down payment and no Monthly Mortgage Insurance.

What is PMI and do I have to pay it?

PMI (Private Mortgage Insurance) protects the lender if you default. FHA loans always include it, Conventional loans require it if you put less than 20% down, and VA loans never require it.

Can I use gift money for my down payment?

Yes! FHA and Conventional loans both allow gift funds from family, and VA loans don’t require a down payment at all.

Fun fact: You can use your gift money for not only your down payment but also the closing costs, debt payoff(s), and/or, rate buy down!

Closing costs are fees for processing the loan, title work, escrow account, and other services. They typically range from 2–4% of the purchase price.

The quickest I can get you in your new home is 8 calendar days from signing to contract to sitting at the closing table!
Most purchase transactions close in about 30 days, though timelines can vary depending on the loan type and documentation.

Do I need perfect credit to buy a home?

Accepted Answer

Not at all. FHA loans accept lower scores, and even Conventional loans can be flexible depending on your situation.
